
INTOTAL Property Management shall:
- Provide careful Tenant Selection—Baycorp Facilities.
- Collect from the tenants all rents and other monies due.
- Pay all cleared funds into your bank account two weekly.
- Take action to recover any arrears of rent and act as the owners representative in any negotiations with Tenancy Services including arranging debt collection if required.
- Provide you with a monthly statement of all transactions.
- Provide you with a summary after the end of the financial year.
- Arrange and supervise any Repairs and Maintenance etc.
- Carry out property inspections at regular intervals.
- Advertise the property at the owners expense
Obtain suitable tenant after checking references.
- Collect advance rental and bond payments, lodge these bonds with the Tenancy Bond Centre.
- Review rental rates at least annually and adjust as necessary to ensure they are at current market rates.
INTOTAL Property Management Fees:
- Management Fee of 8% of the current rent plus GST, while the property is occupied.
- Maintenance Fee of 5% plus GST charged on the cost of any repairs, maintenance, cleaning
arranged by us with a maximum charge of $100 in any one calendar month.
- Inspection Fee of $30 plus GST per inspection.
